GUEST COUNT:
Please confirm that your reservation is for the correct # of people, as you may not have any guests on the property beyond those included in your rental agreement. Additional day guests are limited by local restrictions and must leave the property by 8pm. If you need to update this number, just let us know!
DOGS:
No pets are allowed without prior written consent. If the property is dog friendly, there is an additional $90 a day per dog, maximum of 2 dogs. Please let us know if you will be bringing your buddy and we will send an alteration request and update our notes, so please be sure to send us a note about your pet. Please note we do not allow cats or any other pets in our homes. Unless the backyard space is fully fenced, dogs need to stay on leash at all times. This is to protect your furry friends from any hazards as well as prevent them from wandering into neighbors yards. We appreciate your assistance with us and hope you understand it is for everyone’s safety.
Please note that if evidence of a pet(s) is found in the house or on the premises without previous authorization, we will be forced to ask you to leave the property.
COMMERCIAL SHOOTS:
No unauthorized commercial photo or film shoots are permitted unless approved by management in advance.
NOISE:
It is unlawful in our area for any renter to make or allow to be made, any loud, excessive, or intrusive noise that causes annoyance to any reasonable person of normal sensitivities in the area. While we know this is broad, we ask that if you were expecting to be loud or play music outside between 10 p.m. and 9 a.m., that you find another location for your holiday.
NON-SMOKING HOUSE:
Smoking is strictly prohibited, and you will incur an additional charge of $500 for deodorizing the house if any evidence of any kind of smoking is found.
If you will be smoking on the patio, then you must do so with the patio door closed at all times. Please dispose of cigarette butts safely and do not throw them on the plants or down the glass fence to the yard.
GARBAGE DISPOSAL:
The trash is picked up every Tuesday. Our handyman comes every Monday to take out the trash cans and brings them back in Tuesday afternoon.
HAZARDOUS PRACTICES:
Candle burning is not permitted inside the unit. Do not dismantle smoke detectors as they are there for your protection.
HOUSEKEEPING:
There is no daily maid service unless requested and paid off in advance. A cleaning house is provided upon arrival. Fresh linens and towels are included and not to be taken from the unit. Lost, stained or damaged towels and/or bed linens will be deducted from your security deposit. An initial setup of toilet paper, soap and shampoo is also provided but please note that we don’t replenish these items unless. Extra items needed are the responsibility of the Tenant. There is a $$$ fee if you require additional maid service during your stay (Please contact us to inquire about this service). At check-out, if excessive cleaning is determined by the housekeeping company that is beyond a “normal” final clean, extra cleaning charges will be incurred.
SLEEPING CAPACITY/DISTURBANCES:
Guest(s) and all other occupants will be required to vacate the premises and forfeit the rental fee for any of the following: Occupancy exceeding the sleeping capacity, using the premises for any illegal activity, causing damage to the premises rented or to any of the neighboring properties and any other acts which interferes with neighbors' right to quiet enjoyment of their premises. NO LOUD MUSIC OR PARTIES ARE ALLOWED.
MAINTENANCE AND REPAIRS:
Please report any maintenance/repair needs for the premises to us and we will respond as quickly as possible. Always contact us as we have our own maintenance staff. Refunds will not be made for maintenance issues including, but not limited to heating and air conditioning, appliances, televisions, and stereos.
Make sure to use placemats and cup holders when using the dining and living room table. They are delicate and we don't want to have to charge you for any damages.
ONLINE ORDERS:
We do not take any kind of shipments from any online retailer before your arrival. If you have things that need to be shipped before your arrival, please have them sent and hold at the local post office.
CHECK OUT:
Check out time is before 11:00 AM.
Unless a late check-out has been arranged and confirmed, our cleaning company will enter the property at 11am and it must be vacant at that time. You will be charged a $75/hr rate for any period of time the cleaning company has to wait past 11am. If the cleaning company is unable to clean the property in a timely manner and for that reason the upcoming guest were to cancel or we had to provide any type of compensation to the new guest, you will be charged for the loss of rental income from a canceled reservation or for the credit provided to the guest.
